Rating valuation (RV/CV/GV)

The rating valuation — also called RV, CV, or GV — is the council's periodic valuation of your property used to set rates. It is not a market valuation.

RVs are mass-generated every three years (timing varies by council) without inspecting your property, and can sit well above or below true market value — especially between revaluation cycles or after renovations. Useful as a rough benchmark and negotiation anchor; never as the basis for an offer. For lending, banks rely on a registered valuation.
