Going unconditional
An offer goes unconditional when all conditions (finance, inspections, due diligence) are satisfied or waived — from that moment you are legally bound to settle.
Before unconditional, you can exit via your conditions. After it, failing to settle means losing your deposit and potential liability for the vendor's losses. Never go unconditional on promises — have finance approval in writing, reports in hand, and your lawyer's confirmation first.
