Buying off the plan

Buying off the plan means signing an unconditional agreement to buy a property before it's built, settling when it's completed — often 12–24 months later.

Benefits: new-build LVR exemptions, lower deposits at signing, healthy-homes compliance by default, and locking today's price against future growth. Risks: the developer's ability to deliver, valuation shortfalls at settlement (you must settle even if the market has fallen), sunset clauses, and finance that can't be locked until close to completion. Contract review by a property lawyer is essential.
