Minor dwelling

A minor dwelling is a smaller secondary home on the same title as a main house — a consented granny flat, sleepout conversion, or purpose-built second unit.

Adding a minor dwelling is a common value-add strategy: one title, two rents. Rules vary by district plan (size limits, parking, infrastructure connections), and central government has moved to make small standalone dwellings easier to consent. The numbers work best where land is already owned and rents are strong relative to build costs (~$150k–$250k+ for a quality unit).
