Leasehold means you own the building but lease the land underneath, paying ground rent to the landowner — with rent reviews that can rise sharply.
Leasehold properties sell far cheaper than equivalent freehold, which tempts newcomers — but ground rent reviews (often to market rates every 7–21 years) can devastate cashflow and resale value, and banks lend cautiously against them. Some Auckland leasehold apartments became nearly unsaleable after rent reviews. Approach only with experienced advice and eyes open.
