Property mastermind groups in NZ: how they work and what to look for

What a mastermind actually gives you
Three things a course can't: pattern recognition — twelve months of watching other people's live deals get pulled apart (the good, the marginal, and the walked-away-from) compresses years of solo trial and error; accountability — a room expecting progress keeps offers actually going in; and reach — brokers, builders, property managers, and deal leads surface through a network faster than through cold research. What it doesn't give you is one-on-one support from a mentor who is by your side for 12 full months.
The questions that separate good rooms from expensive ones
- Who is actually in the room? Active investors mid-deal, or people who bought a ticket to feel like investors? Ask how many members transacted in the last year.
- Who facilitates, and do they still invest? Same bar as any mentor: current activity, verifiable results, in the strategy the room focuses on.
- Are real deals reviewed live? A mastermind where nobody brings actual numbers to the table is a seminar with a subscription.
- What happens after year one? Understand the renewal price and what continuing members actually get.
- Is it a sales funnel? Some "masterminds" exist mainly to sell property stock or an upsell ladder. Ask how the operator makes money.
