Unit title
Unit title is the ownership structure for most NZ apartments and many townhouses — you own your unit outright plus a share of common property, governed by a body corporate.
Unit titles are governed by the Unit Titles Act: the body corporate manages shared property, levies fund maintenance and insurance, and pre-purchase disclosure statements are mandatory. Review the long-term maintenance plan and fund before buying — underfunded buildings mean special levies later.
