Subdivision

Subdivision is splitting one parcel of land into two or more titles — one of the main ways NZ investors manufacture equity rather than waiting for the market.

Feasibility depends on zoning and district plan rules, services (water, wastewater, stormwater), and site specifics. Costs commonly run $150,000+ per new title once council contributions, surveying, and civil works are counted — so the margin lives in buying land where the numbers work before others notice. Auckland's Unitary Plan and the district plans of growth councils set the rules.
