Sale and purchase agreement
The sale and purchase agreement is the binding contract for buying NZ property — usually the ADLS/REINZ standard form, customised with your conditions.
The conditions you attach (finance, building inspection, LIM, due diligence, solicitor's approval) are your protection; going unconditional waives them. Key negotiables beyond price: settlement date, deposit size, chattels list, and access before settlement. Have your lawyer review before you sign, not after — a signed agreement is enforceable even if you regret it.
