Resource consent

Resource consent is council permission to use or develop land in ways the district plan doesn't automatically allow — the planning approval for subdivisions and many developments.

Distinct from building consent (which covers construction standards), resource consent covers land use: subdivision, density, height, earthworks, and effects on neighbours. Timeframes and costs vary enormously; non-notified consents can take weeks, notified ones months or years. Feasibility advice from a planner before purchase is standard practice for development plays.
