Rental appraisal
A rental appraisal is a property manager's written estimate of what a property should rent for — used for your numbers and required by most banks for servicing calculations.
Free from most property management companies, an appraisal typically gives a weekly rent range based on comparable rentals. Banks generally accept around 75–80% of appraised rent in servicing calculations (scaling for vacancy and costs). Get two or three — appraisals vary, and an optimistic one can mislead your whole analysis.
