Rates are the annual property taxes charged by your local and regional council, based on your property's rating valuation — a fixed operating cost every NZ property owner pays.
Rates fund council services and infrastructure, are set annually, and vary widely by district — from under $2,000 to over $5,000 a year for a typical rental. They're tax-deductible for rentals and one of the first numbers to check when running yield calculations, since the vendor's rates bill is public information on the council website.
