LIM report
A LIM (Land Information Memorandum) is a council report on everything the council knows about a property — consents, zoning, flood risk, drainage, and any compliance issues.
Ordered from the local council for roughly $300–$500, a LIM surfaces unconsented works, historical flooding, erosion risk, and outstanding requisitions. Making your offer conditional on an acceptable LIM is standard practice. Read it alongside the property file (also requestable from council) — the LIM is a summary, not the full record.
