Covenant
A land covenant is a registered restriction on how a property can be used or built on — common in newer subdivisions (minimum house size, materials, no relocated homes, single dwelling only).
Covenants protect subdivision character but can kill investment strategies: a "single dwelling only" covenant blocks a minor dwelling; design covenants can rule out affordable builds. They're effectively permanent unless all beneficiaries agree to vary them. Read them before you buy land, not after.
