Chattels valuation

A chattels valuation itemises a rental property's depreciable assets — carpets, curtains, appliances, heat pumps — so you can claim depreciation on them separately from the building.

Building depreciation on residential property is not claimable, but chattels still are. A professional chattels valuation shortly after settlement typically identifies $15,000–$50,000 of depreciable items, generating deductions worth several thousand dollars over the following years — usually many times the valuation's cost.
