BRRRR (buy, renovate, rent, refinance, repeat)

BRRRR is a strategy where you buy under-value, renovate to lift the value, rent it out, refinance against the new value to recover your deposit, and repeat with the recycled capital.

The strategy lives or dies on the refinance step: the bank's registered valuation must recognise the value you've added, and your servicing (income + rent) must support the larger loan under current DTI settings. Done well it recycles one deposit across multiple properties; done badly it leaves you over-leveraged in an under-improved property. Renovation cost control is the skill that separates the two.
